Fin-XTract produces a defensible working, not a decision. This page sets out plainly what an extracted figure means, what it does not mean, and which obligations stay with the broker.
01Fin-XTract is not credit assistance
Fin-XTract is a document analysis tool. It does not suggest that a consumer apply for a particular credit contract, it does not assist a consumer to apply, and it does not make a recommendation about any credit product. It therefore does not provide credit assistance within the meaning of the National Consumer Credit Protection Act 2009 (Cth).
02Fin-XTract is not financial, tax or accounting advice
The add-back and subtraction rules applied by the service reflect a common approach to assessing self-employed income. They are not advice about the correct tax, accounting or legal treatment of any item, and they are not tailored to any consumer's circumstances.
Where an item's treatment matters, it should be confirmed with the accountant who prepared the statements.
03The figures are an input, not a conclusion
A results pack is working, not a decision. The broker relying on it remains responsible for forming their own view of a consumer's income, for meeting their best interests duty, and for the responsible lending obligations that attach to the credit assistance they provide.
Nothing produced by Fin-XTract transfers any part of that obligation to us.
04You must verify against the source
Every figure in a results pack cites the page it came from precisely so it can be checked. You should check it. Before relying on a pack — and certainly before sending it to a lender — confirm the material figures against the source document.
Where the pack marks a figure as low confidence, as a mismatch, or as not matched, that is a signal that it has not been resolved and requires your judgement.
05What the verification pass does and does not prove
The verification pass re-reads selected figures against both the page image and the extracted text and returns a confidence score. A high score means two independent readings agree; it is not an assurance that the underlying statements are accurate, complete or properly prepared.
Where the deterministic rule engine and the verification pass disagree, Fin-XTract reports the disagreement rather than choosing a winner. A mismatch is information, and it is left for you to resolve.
06Attachment B items are questions, not findings
Items surfaced under Attachment B — interest, one-off income and expenses, and asset disposals — are surfaced because the document alone cannot settle them. The suggested question is a prompt for the accountant, not a conclusion about the item's treatment.
Choosing how to treat those items is the broker's decision, and the pack records the decision that was made.
07The ruleset is a default, not a lender policy
The Attachment A ruleset is versioned, and each results pack records the version that produced it. It reflects a general market approach and will not match every lender's servicing policy.
Where a lender applies different add-backs, the figures must be adjusted to that lender's policy before they are submitted.
08Document quality affects the result
Scanned, photographed, redacted, partial or hand-annotated documents will produce weaker extraction than clean digital statements. Image-based pages are flagged, and low confidence is reported explicitly rather than hidden.
A document that falls outside the supported formats, page count or file size limits is rejected at ingest rather than partly processed.
09No guarantee of a lender outcome
Producing a results pack does not mean an application will be accepted, that a lender will agree with the figures, or that a lender will accept the pack as evidence. Lenders set their own requirements and may ask for the original documents.
10Limits on reliance
To the extent permitted by law, we exclude liability for loss arising from reliance on an extracted figure that has not been verified against its source, and for any credit decision made by you, by an aggregator or by a lender.
Nothing here excludes a guarantee, right or remedy under the Australian Consumer Law that cannot lawfully be excluded. Our Terms & Conditions set out how liability is limited where it can be.
